- A false ceiling has two parts: the board or panel you see and the frame that holds it.
- Gypsum board gives the smoothest finish and is the default for living rooms and bedrooms.
- POP is wet-applied and good for curves, but its joints crack more easily.
- Use PVC or moisture-resistant board in bathrooms; never plain POP or standard gypsum.
- Get itemised quotes that name the board brand, thickness and channel type.
False ceiling materials are the boards, panels and frames used to build a second ceiling below the concrete slab. The common ones in India are gypsum board, POP, PVC, metal, wood and mineral fibre tiles.
A false ceiling, also called a suspended or drop ceiling, hides wiring, beams and AC ducts. It also gives you space for recessed lights.
What Are the Main False Ceiling Materials Used in Indian Homes?
The main false ceiling materials in Indian homes are gypsum board, POP and PVC. Metal, wood, mineral fibre, glass and fabric are used less often.
Every false ceiling has two parts:
- The board or panel: the visible surface, such as gypsum board or PVC.
- The frame: GI (galvanised iron, meaning zinc-coated steel) channels or a T-bar grid, hung from the slab on hangers.
A good board on a thin, rusting frame will still sag. Compare quotes on both parts, not just the board.
Gypsum Board vs POP vs PVC: Where Does Each One Work Best?
Gypsum board works best in dry living spaces, POP suits curved custom designs, and PVC suits wet areas.
Gypsum board false ceiling
Gypsum board is a factory-made sheet with a gypsum core between paper layers. Fitters screw it to a GI frame, then tape, fill and paint the joints.
A common size is 12.5 mm thick and 6 × 4 ft (1829 × 1219 mm). In India, plain boards are covered by IS 2095 (Part 1), the BIS standard for gypsum plaster boards. Read more on gypsum board properties.
POP false ceiling
POP (Plaster of Paris) is heated gypsum powder mixed with water. It is applied wet over a mesh or base, then shaped and smoothed by hand.
POP is flexible for curves and mouldings. However, it needs drying time, creates more mess and cracks more easily at joints.
PVC false ceiling
PVC ceiling material is lightweight plastic panels that click together on a light frame. PVC does not absorb water, so it suits bathrooms, balconies and utility areas.
Shops and contractors often say "POP ceiling" for gypsum board too. Ask whether the quote is for wet POP or factory-made gypsum board.
What Other Ceiling Materials Are Used: Metal, Wood and Mineral Fibre?
Other false ceiling materials include metal, wood, mineral fibre, glass and fabric. Most suit kitchens, offices or accent areas rather than a full home.
- Metal (aluminium or GI): clip-in tiles or strips. Easy to clean, so it suits kitchens, porches and shops.
- Wood, plywood and MDF: a warm look for feature areas. Wood needs termite and fire treatment, and MDF board swells if it gets wet.
- Mineral fibre tiles: sound-absorbing tiles, often 600 × 600 mm, laid into a T-bar grid. Tiles lift out for access, so offices use them.
- Fibre cement board: a rigid cement board that handles damp better than gypsum, used for exterior soffits.
- Glass and fabric: accent panels only, such as a skylight or a stretched fabric panel.
Use one material for the main ceiling. Keep wood, glass or fabric for one feature panel per room.
False Ceiling Materials Compared: Cost, Moisture and Durability
Gypsum board gives the best finish for the price, and PVC gives the best moisture resistance. Wood veneer costs the most.
False ceiling materials compared
Bengaluru rates, 2026, indicative only| Material | Moisture | Finish | Upkeep | ₹ per sq ft |
|---|---|---|---|---|
| Gypsum board Default pick | Low (MR board: medium) | Smooth, joint-free | Repaint every few years | 75–130 |
| POP Budget | Low | Smooth, good for curves | Joint cracks need repair | 60–120 |
| PVC panels Wet areas | High | Visible panel lines | Wipe clean | 70–185 |
| Metal grid or mineral fibre | Metal high; fibre varies | Visible grid | Lift out tiles | 70–130 |
| Wood veneer Avoid in wet areas | Low | Warm, premium | Polish, termite care | 900–1,200 |
The price of a false ceiling depends on:
- Board type, brand and thickness
- GI channel quality and gauge
- Design: cove lights and extra layers add labour
- Lights, wiring and cut-outs, often quoted separately
Sources differ on PVC. NoBroker lists ₹160–185 per sq ft plus GST in Bengaluru, while HouseYog lists ₹70–150 nationally. Ask two local fitters before you budget.
Which Is the Best False Ceiling Material for Each Room?
The best false ceiling material depends on the room's moisture and design needs. Gypsum suits dry rooms; PVC or metal suit wet rooms.
Best false ceiling material by room
Match the board to moisture| Room | Best material | Why |
|---|---|---|
| Living room and bedroom | Gypsum board | Smooth finish, cove and layered designs |
| Bathroom | PVC or moisture-resistant board | Steam and splashes ruin plain board |
| Kitchen | Metal, PVC or MR gypsum | Heat, grease and humidity |
| Balcony and porch | PVC, metal or fibre cement | Rain and Bengaluru's monsoon damp |
| Home office | Gypsum or mineral fibre grid | Sound absorption, easy access |
Fix the light points, fan hooks and AC ducts before boarding. Run wires through conduits, so you do not cut open a finished ceiling later.
What False Ceiling Design Options Can You Choose?
The main false ceiling design options are flat, peripheral, layered, coffered and grid ceilings. More layers mean more board, framing and labour.
- Flat (single-level): one plane, the cheapest option.
- Peripheral or cove: a drop around the edges with hidden LED strips.
- Layered or tray: two or more levels stepping up to the centre.
- Coffered: a pattern of recessed squares, usually in gypsum or wood.
- Grid: lay-in tiles in a visible T-bar grid.
Low rooms suit a flat ceiling. NBC 2016, India's National Building Code, sets 2.75 m as the minimum height for habitable rooms. A drop of about 4 inches is common for a flat ceiling, and coves need more.
Gypsum board
HomesJoint-free screwed sheets.
- Smooth, joint-free look
- Suits coves and layers
- Paintable in any colour
- Access needs a cut panel
Mineral fibre tile
OfficesLay-in tiles in a T-bar grid.
- Visible grid lines
- Flat designs only
- Good sound absorption
- Tiles lift out for access
How Do You Choose the Right Ceiling Board and Frame?
Choose a false ceiling material by matching it to the room's moisture, your design and your budget. Then check the specification on paper.
- Material suited to the room's moisture
- Board brand, thickness and type written in the quote
- GI channel brand and section named, not just "channel"
- BIS marking on gypsum boards (IS 2095)
- Light, fan and AC points marked on a drawing
- Same board available later for repairs
Red flags in a false ceiling quote
- Unbranded boards with no batch label
- Thin or rusting GI sections
- One lump-sum price with no material and labour split
- Standard gypsum offered for a bathroom
Mark levels
Mark the finished ceiling height on all walls.
Fix the frame
Fix perimeter channels, hangers and the main and cross channels.
Board and cut-outs
Screw boards to the frame and cut openings for lights.
Joint and paint
Tape and fill joints, sand, prime and paint.
Before you order, measure each room and get two itemised quotes. Add a small wastage allowance and finish the ceiling with a good interior emulsion. A cornice can hide the joint between wall and ceiling.
